    Commercial car park operators situated at airports often charge higher rates than apply in other car parks within the same city. Entities that have car parks located near an airport should consider using the market value basis for valuing such car parking fringe benefits. This requires that the value of the car parking fringe benefits be specified by a qualified valuer.

    The cost of an independent valuation may be less than the difference in FBT that results from using the market valuation method rather than one of the other valuation methods that can be used for valuing the car parking fringe benefits.
